UAE property ROI calculator
Most online calculators stop at gross yield. This one deducts the 4% DLD fee, registration costs, annual service charges and, if you finance, mortgage interest, then projects value, equity and cash flow year by year.

What is a good ROI for Dubai property?
Gross rental yields in Dubai typically range from 5% for prime villas to 8–9% for mid-market apartments in communities like JVC and Dubai South. After service charges and the 4% transfer fee, net yields of 4.5–7% are realistic. Add 4–8% annual appreciation in a normal market and total returns of 10–14% per year are achievable, though never guaranteed.
Which costs does the calculator include?
The DLD transfer fee (4% in Dubai, 2% in Abu Dhabi), Oqood or trustee fees, annual service charges based on unit size, and mortgage interest if you finance. It excludes agency commission on resale and furnishing.
Can a foreigner get a mortgage in the UAE?
Yes. Non-residents can typically borrow up to 50% of value; UAE residents up to 80% below AED 5M. Most banks only lend on off-plan close to handover, so plan on cash for the construction instalments.
