About Creek Island

Creek Island sits within the Dubai Creek Harbour masterplan, on the waterfront side of the district, close to the marina and the Ras Al Khor Wildlife Sanctuary. Its towers are positioned for water and skyline views, so exact orientation matters more here than the headline price per sq ft.

Dubai Creek Harbour is a waterfront masterplan on the banks of Dubai Creek developed by Emaar Properties together with Dubai Holding. It sits beside the Ras Al Khor Wildlife Sanctuary, so residents get creek, skyline and, in places, flamingo-habitat views, with Downtown Dubai close by.

The district is also planned to host Creek Tower, designed by Santiago Calatrava. It has been announced as a landmark taller than Burj Khalifa, but completion targets have moved before, so treat it as a possible long-term upside rather than a reason to pay a premium today. Market guides report that one-bedroom apartments in the area sold at an average of roughly AED 1.8 million in mid-2025; always compare against the current price list.

Handover is close: what to prepare

The Cove at Creek Island is approaching handover (estimated Q4 2026). Final instalments are usually due on completion, so confirm the exact amount and date, arrange funds, and budget for the 4% Dubai Land Department (DLD) fee, utility connections and the first service-charge invoice. Book a snagging inspection before accepting keys, and check the unit’s view and floor against what you were shown.

Who is The Cove at Creek Island for?

  • Investors and first-time buyers looking at the one-bedroom entry price and the rental market for smaller units.
  • Families and upsizers considering the two- and three-bedroom layouts.
  • Space-seekers considering the four-bedroom homes and penthouse-style layouts.
  • Waterfront or skyline lovers who value the view and the surrounding community as much as the unit.

Golden Visa and residency

The UAE Golden Visa generally requires property worth at least AED 2 million. How off-plan payments count towards that has changed recently and published sources disagree, so confirm the current rule with the Dubai Land Department or ICP before relying on it. See our Golden Visa guide.

Checklist before you reserve

  1. Ask for the exact unit’s floor, orientation and a view study.
  2. Request the current price list and a statement of instalments already due.
  3. Get the estimated service charge per sq ft.
  4. Confirm the escrow account and RERA project registration.
  5. Budget for the 4% DLD fee and agency or admin fees on top of the price.
  6. Check the contractual handover date and remedies for delay.
